Rules and Regulations for Renters

Welcome! We are very happy to share this beautiful part of Colorado with you.

This is a mixed-use community of owners who stay here year around, as well as owners who rent out their units all or part of the time, but the rules and regulations of the association applies to everyone, including anyone who rents.

The following is a summary just for the convenience of renters. These help us preserve our community and its many qualities that most probably served to interest you in renting here. Owners should review the detailed rules and regulation as laid out in the HOA Declaration and Articles.

Summary of Rules and Regulations for Renters

Garbage: Garbage must be dropped off in the large metal outdoor garbage containers (make sure the latches are closed – there are bears around). Do not leave any garbage in the hallways, staircases, or outside the metal outdoor containers. The property has video monitoring in common areas, and penalties for non-compliance will apply to the rental management company or the unit owner (for self-managed properties), who may opt to pass on those costs to the renter.

Parking: Each unit is allowed a maximum of two parking slots, including any vehicle(s) that the owner may have. Please make sure that the owner has parking available for you. The parking slots are for normal sized vehicles. Over-sized vehicles need to be pre-authorized by the front-office for parking only in designated slots, and may require payment of additional fees. The association has the right to have offending vehicles booted and/or towed.

Pets: Renters are not allowed to bring any pets. Pets are allowed only for owners.

Drugs: Absolutely no drugs anywhere on the property.

Smoking: No smoking in any public/common space except designated areas. If you are smoking on your unit’s balcony, make sure that the smoke does not reach adjacent units.

Open Flames: Absolutely no open fires or flames anywhere on the property or even inside the units.

Cooking / Smoke Alarm: The smoke/fire alarms are sensitive and can be triggered by even a moderate amount of smoke. Whenever possible, open windows, and turn on fans (if available) to expel smoke before you start cooking anything that may create smoke. If the smoke detector goes off, contact the Front Desk (either in person or by dialing 0 on the house phone) or your rental manager immediately. The Fire department changes a hefty fee for false alarms, which may be charged back to the rental manager or owner, who in turn may opt to pass that cost on to the renter.

Fireplace: If you are not familiar with lighting a fireplace, we recommend that you do not try to do so. Do not use any kind of accelerant or burn anything other than firewood or fire-logs. Make sure that flues are open before lighting a fireplace. Never leave a fire unattended.

Noise: 9pm-7am is quiet time. Even outside of the quiet time, please keep noises and volume of music down, and do not play music on the balcony. Please ensure that children (or even adults, if they feel so inclined) do not run in the hallways or slam doors.

Video Monitoring: The association has video monitoring and recording in place in common areas, and has the right to add additional video cameras as needed. This statement serves as notification that people may be recorded in common areas, and the association is not obligated to post signs to that effect next to all video cameras.

Enforcement/Penalties: For unruly and/or illegal behavior, the association staff will involve law enforcement. For non-compliance with association rules and regulations, the association will apply financial penalties to the rental management company or the unit owner (for self-managed properties), who may opt to pass on those costs to the renter. Repeated patterns of non-compliance may result in revocation of the right to rent and/or legal proceedings.
